Impact on Individual Investors

The activity of institutional investors can raise competition for high-demand properties, which may push prices higher in certain locations. This is particularly visible in the build-to-rent sector in major cities.

However, they can also benefit smaller investors. When institutions invest heavily in an area, it can improve infrastructure, boost tenant demand and raise the long-term value of surrounding properties.
