Annualised Return

Annualised return shows an investment’s overall performance as if the return had been earned at a steady rate each year. It allows investors to compare opportunities on a like-for-like basis, even if the underlying investment was held for only part of a year or generated irregular cash flows.

In property investment, annualised returns are particularly useful when comparing buy-to-let yields, guaranteed rent schemes, or longer-term social housing leases against other asset classes.

How Annualised Return Works in Property Investment

An annualised return converts the actual return over the investment period into an equivalent yearly rate. This gives investors a clearer picture of performance across different assets or strategies.

  • Short-term investments: If a property is sold within 18 months, the gain can be converted into an annualised rate so it can be compared with investments held over longer timeframes.
  • Rental yields: Annualising helps compare the true return from different tenancy lengths or rental agreements.
  • Mixed cash flow investments: Where income and capital growth occur at different times, annualisation provides a standardised measure.

Example

  • You purchase a property for £200,000 and sell it three years later for £260,000.
  • Total return = (£260,000 – £200,000) ÷ £200,000 = 30%.
  • Annualised return = (1 + 0.30)^(1 ÷ 3) – 1 ≈ 9.14% per year.

This allows you to compare the investment directly with others that might advertise average yearly returns, even if the holding periods differ.
